The inspection includes:
1.) Foundation: Is it structurally sound? Are there cracks or other evidence of shifting, settling, or moisture problems?
2.) Structure: What is the quality of the home’s overall construction?
3.) Exterior: Does the house need repairs or maintenance?
4.) Plumbing: What is the condition of the overall plumbing system? Are there signs of leaks or water pressure problems?
5.) Electrical: Do any dangerous electrical conditions exist? Were components installed properly?
6.) Heating and cooling systems: How effective are the systems? Have they been properly maintained?
7.) Interior: Do doors and windows open and close properly? Are locks in working order?
8.)Attic: Does the attic have proper ventilation? adequate insulation? are there air quality problems?
9.) Lots and Grounds: What is the condition of the driveways, walks, and grading? How does the property handle water?
10.) Attached structures: What is the condition of any attached structure, such as decks, garages, and sheds?
11.) Roof: When was the roof last replaced? What is its condition? What is the condition of the chimney and flashing?
Common property defects include: Improper installation of water heaters, do-it-yourself (DIY) plumbing and wiring, improper installation of siding, roofing material, and flashing.
The value of a good home inspection and report can be measured by its usefulness. A report should help a prospective buyer understand the condition of the property, and provide meaningful data that can be used in the negotiating process
